Land Legal Manager - Mandsaur (MP)

Key Responsibilities
• Support project handover by ensuring completed land parcels and associated documentation are properly compiled and transferred to the relevant project team.
• Prepare regular field and legal status reports for the Indore office covering progress, risks, commitments, and next actions.
• Coordinate field visits for internal teams, consultants, clients, and other project stakeholders.
• Support pathway, access, crane/bellmouth, aerial/swept-area, and other land requirements associated with renewable energy project development.
• Maintain a Land Legal Risk Register for the project.
• Coordinate resolution of farmer/landowner disputes and documentation-related issues.
• Escalate material legal risks to management and external legal counsel before commercial commitments are made.
• Identify legal risks relating to ownership, possession, inheritance, encumbrances, access, boundaries, competing claims, and third-party rights.
• Prioritize parcels based on project requirements, legal status, landowner readiness, accessibility, and documentation completeness.
• Assess land parcels for legal bankability, ownership clarity, documentation quality, accessibility, and project suitability.
• Develop and execute village-wise land aggregation strategies in coordination with the project team.
• Follow up on deficiencies or objections raised by government/revenue authorities and maintain records of applications, acknowledgements, orders, correspondence, and pending actions.
• Track mutation, demarcation, land-use/NA-related requirements, revenue records, and other applicable statutory processes.
• Coordinate land-related matters with Patwari, Tehsildar, Naib Tehsildar, Sub-Registrar, Revenue Department, and other relevant authorities.
• Maintain a central repository of executed agreements and supporting land documents.
• Ensure documentation is complete and legally compliant before execution and registration.
• Coordinate with legal counsel and registration authorities for execution and registration of land-related agreements.
• Coordinate preparation, review, execution, and registration of ATS, ATL, lease deeds, sale deeds, POAs, declarations, affidavits, NOCs, consent letters, and other land-related documents.
• Maintain a parcel-wise legal due diligence tracker showing clear, conditional, disputed, deficient, and rejected parcels.
• Identify discrepancies between revenue records, registered documents, field conditions, and information provided by landowners.
• Review and maintain Khasra/Survey numbers, Khatauni, Jamabandi, mutation records, registered deeds, powers of attorney, succession/inheritance documents, and other relevant revenue records.
• Coordinate with external legal counsel for title searches, legal opinions, title reports, and resolution of identified deficiencies.
• Coordinate and oversee title due diligence, including ownership history, mutation entries, encumbrances, mortgages, disputes, court cases, inheritance issues, and other title concerns.
• Conduct preliminary legal scrutiny of land records and ownership documents before progressing land parcels.
• Coordinate with the Land Surveyor to identify, verify, and track suitable survey numbers and parcels against project requirements.
• Coordinate farmer meetings, negotiations, consent/NOC processes, and collection of required land-related documents.
• Identify and engage landowners/farmers and build effective long-term relationships at the village level.
• Lead and manage land aggregation activities across assigned villages and project areas in the Mandsaur region.

This position requires access to confidential commercial, financial, technical, legal, operational, and strategic information relating to the Company's projects and business activities. The incumbent is expected to maintain the highest standards of integrity, professionalism, and discretion while handling sensitive information.

Required Qualifications
• Willingness to undertake extensive field travel across Mandsaur and surrounding project locations.
• Experience in renewable energy land development, particularly wind/solar projects, will be an advantage.
• Experience in Madhya Pradesh land/revenue matters will be preferred.
• Experience coordinating with revenue authorities, Sub-Registrar offices, legal counsel, and landowners.• Strong practical experience in land title verification, legal due diligence, revenue records, and land transaction documentation.
• 3–7 years of experience in land acquisition, land legal, real estate, infrastructure, renewable energy, or related fields.
• Bachelor's degree in Law (LL.B.), preferably with additional qualifications in land/revenue law, real estate, business administration, or a related discipline
Preferred Skills
• Hindi fluency and familiarity with local land practices in Mandsaur will be preferred.
• Strong proficiency in Microsoft Excel for maintaining parcel-wise legal trackers.
• Ability to coordinate external advocates and legal consultants.
• Strong documentation and record-management discipline.
• Strong negotiation and farmer/landowner relationship-management skills.
